Subprime Lending

The proper definition of subprime lending has several aspects. Federal banking agencies define a subprime loan as one which is made to a borrower with a weak credit history or less of a capacity to repay. There is no single subprime mortgage lenders list which categorizes specific lenders. In fact, such lending is not confined to mortgages. For example, several other areas of the industry are involved with credit cards and car loans, or with certain investment properties.

In a general sense, though, the definition of subprime lending is lending at a higher interest rate to a customer who for some reason is not able to qualify for a prime rate loan. This is often associated with a person who has a poor credit rating, or who has outspent their credit card limit. However, it also encompasses those who have not acquired a sufficient credit history. Perhaps an individual has low income or a poor debt-to-income ratio.

A loan may be large compared to the property which secures it (high loan-to-value ratio). The increased risk associated with such loans in each of the above scenarios means that the cost of borrowing is greater for the lender, and is passed down to the client in the form of higher interest rates.

Another part of the popularly understood definition of subprime lending has a more sinister aspect. Because customers involved in such lending are often in urgent need of additional funds, they may believe that they do not have the time to search for the best deals on their loans. Maybe they do not even know how to go about doing so. This is unfortunate, considering that it is not difficult to locate a subprime mortgage lenders list and find a responsible lender by using an Internet search. These customers are especially targeted by scam artists who seek to capitalize upon the borrower's desperation.

By manipulating loans with high interest rates, 'interest-only' requirements, sudden balloon payments or hidden costs, these criminals seek to use the client's situation for their own financial gain. Choices of products offered may be limited, and the loans structured in such a way that a customer who does not have an understanding of financial matters may be tricked into accepting a loan which the lender knows is inappropriate and doomed to result in failure. These types of lenders are characterized as predatory. They certainly provide a modern example of the ones in Amos 2:6-7, who ...sold the righteous for silver, and the poor for a pair of shoes; That pant after the dust of the earth on the head of the poor, and turn aside the way of the meek... Some lenders have also been accused of discrimination with regard to the assignment of mortgages or other loans on the basis of race.

Painting all subprime lenders with this brush would be a matter of throwing out the baby with the bath water. Proponents of such lending believe that the industry is providing a service to people who would otherwise be excluded from the market entirely. These proponents would argue that predatory lenders do not fit the true definition of subprime lending. They would say that such predators are not just the black sheep of the subprime lending family, but wolves, and should be prosecuted and excluded from any subprime mortgage lenders list. One problem with this proposal is that it is sometimes difficult to prove the motivations behind actions, especially in a legal sense. Where is the line between a 'black sheep' (who may need to be corrected and yet has hope of restoration), and a wolf who needs to be punished and driven away?

Federal banking agencies view predatory lending as an aspect of subprime lending which tends toward abusive practices. Predatory loans seem designed to transfer wealth from the borrower to the lender, without giving anything in return. Thus, the originators of these loans make their decision based on the borrower's assets rather than whether he or she can repay the money. Deception is also used to obscure the full terms of the loan from those who are not knowledgeable about financial matters. Furthermore, the predatory loan dealer may try to convince the borrower to refinance over and over again, in order to collect additional fees.

So he seeks a housing loan to give shape to his dream home. But there is a slight problem. He doesn't have good credit rating. This means that he is unable to clear all the stringent conditions that a bank imposes on an individual before it sanctions a loan.

Since his credit is not good enough, no bank will give him a home loan as there is a fear that the chances of a default by him are high. Banks don't like customers who default on their payments.

But lo!, before the American dream can fade away, there enters a second American -- usually a robust financial institution -- who has good credit rating and is willing to take on some amount of risk.

Diwali

Dubai - Tuesday. 28 October 2008 - Deepavali, or Diwali, is a major Indian holiday, and a significant festival in Hinduism, Sikhism, Buddhism, and Jainism. Many legends are associated with Diwali. Today it is celebrated by Hindus, Jains and Sikhs across the globe as the "Festival of Lights," where the lights or lamps signify victory of good over the evil within every human being. Diwali is celebrated on the fifteenth day of the month Kartika.



In many parts of India, it is the homecoming of King Rama of Ayodhya after a 14-year exile in the forest, after he defeated the evil Ravana. The people of Ayodhya (the capital of his kingdom) welcomed Rama by lighting rows (avali) of lamps (deeva), thus its name: Deepavali. This word, in due course, became Diwali in Hindi.

But, in South Indian languages, the word did not undergo any change, and hence the festival is called Deepavali in southern India. There are many different observances of the holiday across India.

Jainism marks Diwali as the nirvana of Lord Mahavira, which occurred on 15 October, 527 BCE.

Among the Sikhs, Diwali came to have special significance from the day the town of Amritsar was illuminated on the return to it of Guru Hargobind (1595-1644) who had been held captive in the Fort at Gwalior under the orders of the Mughal emperor, Jahangir (1570-1627). As the sixth Guru (teacher) of Sikhism, Guru Hargobind Ji, was freed from imprisonment - along with 53 Hindu Kings (who were held as political prisoners) whom the Guru had arranged to be released as well. After his release he went to the Darbar Sahib (Golden Temple) in the holy city of Amritsar, where he was welcomed in happiness by the people who lit candles and diyas to greet the Guru. Because of this, Sikhs often refer to Diwali also as Bandi Chhorh Divas - “the day of release of detainees."

The festival is also celebrated by Buddhists of Nepal, particularly the Newar Buddhists.

In India, Diwali is now considered to be a national festival, and the aesthetic aspect of the festival is enjoyed by most Indians regardless of faith.

Diwali is celebrated on a no-moon night (Amavasya). It is the darkest night of the Indian autumn, falling in the Hindu lunar month of Karthika. So it’s a tradition to light oil lamps all around during Diwali. Diwali literally comes from the Sanskrit word Deepavali meaning row of lights.



Amavasya (no moon day) is considered to be auspicious in South India. It is said that Goddess in Her form of Laxmi (Goddess of wealth) resides in sesame oil on a new-moon day. Hence the ritual to apply sesame oil on one’s body before bathing on the Diwali morning.

Diwali, basically revolves around the Goddess Laxmi. She is specially worshipped on this day according to the sacred rites.

Hindus regard wealth as an important part of life. Artha is the word for material prosperity in Sanskrit. It is one of the four goals an individual should pursue in his lifetime in order to attain fullness in one’s life, the scriptures say. The four Goals are Dharma (right conduct), Artha (wealth), Kama (sexual gratification), and Moksha (self-realization or God-consciousness or Nirvana)

New Delhi - October 22, 2008 - India launches moon mission in Asian space race.



India launched its first unmanned mission to the moon on Wednesday, following in the footsteps of its Asian rivals China and Japan, who already have crafts in orbit around the moon.

Chandrayaan-1, which means "Moon Craft" in ancient Sanskrit, launched from the Sriharikota space centre in southern India early on Wednesday morning in a two-year mission aimed at laying the groundwork for further Indian space expeditions.

Scientists, clapping and cheering, tracked the ascent on computer screens as they lost sight of the rocket in heavy clouds.

Indian Space Research Organisation chairman G. Madhavan Nair said, "This is a historic moment for India."

He said, "We have started our journey to the moon and the first leg has gone perfectly well," adding that they hoped to "unravel the mystery of the moon."

Chief among the mission's goals is mapping not only the surface of the moon, but what lies beneath.

"It is a remarkable technological achievement for the country," said S. Satish, a spokesman for the Indian Space Research Organisation, which plans to use the 3,080-pound lunar probe to create a high-resolution map of the lunar surface and what minerals are below. Two of the mapping instruments are a joint project with Nasa.

To date only the US, Russia, the European Space Agency, Japan and China have sent missions to the moon.

Bush signs landmark US-India nuke bill

Sharjah - 9 October 2008 - US President George W Bush on Wednesday (Oct 8), signed into law the legislation to implement the historic Indo-US civil nuclear deal paving the way for the two countries to formally ink the 123 agreement on Friday.

In significant comments at the signing ceremony, Bush assured there will be no changes in fuel supply commitments as contained in the 123 Agreement. "India can count on reliable fuel supplies(from US) for its reactors," Bush said.

Bush inked the authorising legislation finally approved by the US Congress last week in a high profile ceremony at the White House's ornate East Room reversing 34 years of US policy to eventually allow American businesses to have a share of India's 100 billion dollar nuclear pie.

External Affairs Minister Pranab Mukherjee and US Secretary of State Condoleezza Rice will formally sign the overall bilateral nuclear cooperation accord on Friday evening itself in a surprise announcement made by the State Department hours before Bush's signature on the implementing legislation.

"On Friday at 4 o'clock (0130 IST Saturday) the secretary will sign with the Indian foreign minister, Foreign Minister Mukherjee, the India Civil Nuclear Agreement," State Department spokesman Sean McCormack told reporters.

"This follows on the president's signature today of implementing legislation in the United States," he added.

In a major foreign policy success, Bush put his signature on " H R 7081, United States- India Nuclear Cooperation Approval and Non-proliferation Enhancement Act " in the presence of Vice-President Dick Cheney, Rice, Energy Secretary Samuel Bodman, Indian Ambassador to the US Ronen Sen, lawmakers, prominent members of the Indian American community and leading businessmen of the two countries.

Bush: Congress passage of Bill a milestone achievement


Soon after signing into law the legislation on the historic Indo-US nuclear deal, US president George W Bush has described passage of the Bill by Congress as a "milestone" in achieving the vision set by Indian Prime Minister Manmohan Singh and himself three years ago.

"I am pleased to sign into law the United States-India Nuclear Cooperation Approval and Nonproliferation Enhancement Act, which approves the US-India 123 Agreement.

"The passage of this legislation by the Congress marks another major milestone in achieving the vision that Prime Minister Singh and I set forth on July 18, 2005, to transform the relationship between our countries," Bush said in a statement released by the White House after he signed the legislation H R 7081 into law.

"This Act will strengthen the relationship between the US and India and deliver valuable benefits to both nations. The legislation does not change the terms of the 123 Agreement as I submitted it to the Congress. That Agreement is consistent with the Atomic Energy Act and other elements of US law. This legislation is important as it enables me to bring the 123 Agreement into force and to accept on behalf of the United States the obligations contained in the Agreement," he added.

"The Agreement grants India advance consent to reprocessing which will be brought into effect upon conclusion of arrangements and procedures for a dedicated reprocessing facility under IAEA safeguards," Bush said.

"In addition, the legislation does not change the fuel assurance commitments that the US Government has made to the Indian government as recorded in the 123 Agreement," he added.

"The passage of this legislation reflects the common view of my Administration and the Congress as to the value of nuclear cooperation and is in the interest of US and India," Bush said.

Bush and Singh approved the deal on July 18, 2005 during the Prime Minister's visit to Washington.
